Financing

Financing is often the scariest part of buying a home.  What bank should you use? What type of loan should you obtain?  Don't worry, we will help you find the right financing. We can help you through the entire process.

We have established banking relationships which we can use to your advantage.  How?  Our preferred lenders will give us quick answers to your many questions and great customer service because, like any business, they want referrals and returning, happy customers.  We know which banks do certain types of loans ensuring you get the best bank for your purchase.  We know what the bank will require when it comes to credit worthiness, job stability, and money reserves so we can better guide you to the right price of home and the best type of financing.

A few important notes:
-You CAN get into a home for as little 3.5%!
LESS if you are a veteran ($0), buying new and qualify for the impact fee rebate, are a first time home buyer and qualify for NIFA, or qualify for USDA money (rural areas only).
-Credit score is very important.  Most banks require a 620 or higher.
-Items the bank will look at to determine how much you can borrow are: credit, job history, reserves, income and debt.

If you are considering purchasing a home in the next year, please make sure you pay all your bills on time!  Late payments will hurt your ability to obtain financing.  If you have a had a bankruptcy or foreclosure, most banks require a minimum of 2 years before you can even consider purchasing.
